Premier Homes now features a full house rental section right on our website, and the list is growing every week. Our Property Management page stays actively updated with the newest available rental homes across Las Vegas and Henderson, from move-in-ready single-family homes to townhomes in some of the valley’s most sought-after neighborhoods. Once you find one you like, the leasing process moves a lot faster when your paperwork is ready to go. Here is what to have on hand before you apply.
Proof of Income
Most landlords and property managers want to see that rent will comfortably fit your budget, so bring two to three recent pay stubs, an offer letter if you’re starting a new job, or recent bank statements and tax documentation if you’re self-employed. Having this ready before you apply, rather than scrambling for it afterward, is one of the biggest things that speeds up an approval.
A Government-Issued ID and Application Details
You’ll need a valid photo ID and your Social Security number on hand, since most rental applications include authorization for a credit and background check. Have your current address and the last two to three years of your residential history ready to fill in.
Rental History and References
Current and previous landlord contact information helps a property manager verify that you’ve paid on time and left prior rentals in good condition. If this is your first lease, an employer or personal reference can help round out your application.
Move-In Funds, Ready to Go
Plan to have your security deposit and first month’s rent available at signing. Nevada law caps a security deposit at three months’ rent, including any last month’s rent collected up front, so ask your property manager exactly what’s due and when so there are no surprises on move-in day.
Pet Records, If You’re Bringing a Furry Roommate
If you have a pet, bring vaccination records along with your pet’s breed and weight. Many rental homes welcome pets, but this information is usually needed up front to confirm the property is a fit and to sort out any pet deposit or pet rent.
Proof of Renters Insurance
Many leases require renters’ insurance before you get the keys. It’s inexpensive, protects your belongings, and is easy to line up in advance so it isn’t the one thing holding up your move-in date.
None of this needs to be complicated. Gather these items ahead of time, and applying for a rental home becomes a quick, straightforward step rather than a source of stress. This is the same guidance our property management team walks every renter through, and it’s exactly what we’re here to help with.
Renting Today, Owning Tomorrow — It Starts With a Plan
Our Premier Homes Property Management team can get you into the right rental home right now, and for a lot of renters, that’s exactly the right call for this season of life. But a rental is a temporary plan. If owning a home is somewhere on your horizon, even a year or two out, the key is working from a plan to get there rather than waiting until you’re “ready” and hoping the timing works out. Our Premier Homes Real Estate team builds a roadmap for future buyers: what to save, what your credit and finances need to look like, and roughly when you’ll be in a position to make an offer. Renting covers your housing for now. Buying builds equity you keep, month over month, and is one of the most reliable ways to establish long-term financial security. You don’t have to choose one team over the other — whichever stage you’re in, it helps to have both in your corner from the start.
